Residential buildings affected by railway vibrations
Three buildings protected by SNA while the rest of the area accumulates non-compliance due to train vibrations.
The challenge
In the field of residential construction, SNA carried out one of its most representative projects in vibration analysis and preventive design against railway impacts.
The project began with a campaign of ground vibration acceleration measurements in an urban area affected by the railway's entry into the city. Detailed analysis revealed that, with the passage of certain freight trains, the vibration levels transmitted to the ground were significantly high, with potential impact on future residential buildings both in terms of comfort and regulatory compliance.
The solution
Based on these results, SNA proposed to several developers in the area the need to incorporate specific anti-vibration isolation solutions at the design stage. Structural treatments adapted to each building were designed — decoupling systems and mitigation solutions in foundations — aiming to reduce vibration transmission into dwellings and anticipate potential claims from future owners.
The result
This preventive action proved decisive. Over the years, it has been confirmed that, apart from the three buildings that incorporated the treatments designed by SNA, the rest of the developments built in the area have been subject to repeated incidents and publications for non-compliance with the Spanish Building Code requirements regarding noise and vibrations from railway traffic. An example of acoustic engineering as a strategic tool in construction, where real measurement, rigorous technical analysis and innovative structural solution design transform a potential risk into a guarantee of construction quality and legal certainty for the developer.
